TIPS FOR SELLERS
- Don’t wait to talk with a qualified real estate professional. Selling a home is a complex transaction involving your most important asset. Don’t try to figure it out on your own. By meeting with me early in the process, I can provide you with valuable guidance starting with home preparation and ending with successfully closing escrow on your home.
- Make cost-effective home improvements. When preparing a home for sale, it is generally advisable to avoid costly remodeling projects like kitchen remodels. Instead, focus on cosmetic projects and minor repairs that cost-effectively increase the visual appeal of the home (e.g., a new coat of paint, new window treatments, planting flowers to improve curb appeal, etc.).
- Get a head start on packing. If you’re like most homeowners, you’ve accumulated a significant amount of personal possessions in your home. The best way to showcase your home is to begin packing your personal possessions. Often called de-cluttering, pre-packing has the dual benefit of making your home more appealing and giving you a much-needed head start on packing for your new home.
- Review recent comparables in your area. As your local real estate professional, I can provide you with timely information regarding sales in your neighborhood. Real estate prices are based on prices received for similar homes in your neighborhood. My job is to use my knowledge of the local market to provide you with an in-depth analysis of how your home compares to similar homes that have recently sold. - Read the purchase contract ahead of time. A real estate purchase contract is a complex, lengthy document with serious legal repercussions. You should not be reading it for the first time when an offer is presented. I encourage my clients to read the contract ahead of time and ask me any questions they have about it. That way, you’ll have the peace of mind that comes with making an informed decision. Contact Me for a copy of the purchase contract that is commonly used in this area.
- Consider performing inspections. When you sell your home, you are legally required to provide complete disclosure regarding the condition of the property. Most lawsuits arise because the buyer asserts that the seller failed to make full disclosure. By performing inspections using professional inspectors, you go a long way toward protecting yourself from future litigation. Contact Me if you would like recommendations for qualified inspectors.
- Select an agent who knows your neighborhood. The most important consideration when selecting an agent to sell your home is whether the agent specializes in your local area. An agent who specializes in a locality will know more about the homes in the area, interact with buyers in the neighborhood and exchange information with other local real estate professionals. As an agent who specializes in your area, I bring all of these attributes to the table. Contact Me today to learn more about my service offering.
